Outland is an advisory and consulting firm. We help owners, operators, and buyers think through the acquisition, sale, and stewardship of adventure operations, ranches, and rare private holdings, on a consulting basis throughout, well before and well after any transaction takes shape.
We advise on the sale and acquisition of properties in three categories: adventure operations, ranches, and lake-and-ski community residences. Our work tends toward properties that don’t fit standard channels: tenured backcountry operations, family ranches changing hands for the first time in decades, off-market trophy holdings.
We sit on the side of the table that hires us. Owners thinking about a sale, buyers considering an opportunity, operators navigating a partnership. We work alongside licensed brokers and counsel as needed, and connect clients with the right local representation across North America.
When the question is “what is this worth, honestly,” we build the model. Replacement value on the real estate, EBITDA-multiple analysis on the operating business, fair market value on tenured land or infrastructure investments. We break the value apart so an owner or a buyer can see exactly where it sits.
Typically engaged ahead of a sale, in advance of a partnership conversation, or by a buyer who wants an independent read on an opportunity they’re looking at directly.

We build the operating model, sketch the build-out cost, and pressure-test the return. The output is a working document, not a pitch deck, meant to inform real decisions.
Buyers come to us with a specific property in mind, or with a category they want to be in. We work both ways, helping evaluate a property already on the table, or running a quiet search for the right operation, ranch, or residence.
Much of what we find never reaches a public listing. Our network across operators, owners, and partner brokers is the larger part of the practice.
